A Georgia real estate salesperson license costs $345 in fees, in two payments listed in the PSI candidate bulletin: $175 for the examination, the same price PSI charges for the salesperson, broker and community association manager tests, and a $170 license fee paid to the Georgia Real Estate Commission (GREC) after passing. That puts Georgia above the median of $203 for the 20 states priced here, with 4 states costing more. Education comes in two parts: a 75-hour Salesperson's Prelicense Course at a GREC-approved school before the exam, then a twenty-five-hour post-license course during the first year of licensure. Applicants also supply a certified criminal history report, whose cost depends on the local agency issuing it. The license renews every 4 years at a standard fee of $125, less when renewed online, with 36 hours of continuing education.
Order of the steps
Georgia puts the exam before the license application. The sequence runs like this: complete the 75-hour prelicense course at a school the commission has approved, book and pass the PSI examination, then apply to GREC and pay the license fee. Once you pass, you have one year to apply. The application needs a GCIC criminal history report, the Georgia Crime Information Center record, dated no more than sixty days before you submit it, so order it near the end, not at the start.
Exam and license fees
PSI charges $175 per sitting, a single price shared by the salesperson, broker and community association manager exams. That is high next to the Florida exam, and a second attempt doubles it. The license fee is $170, paid to the commission after the exam. The GCIC report is obtained from a local sheriff or police department at a fee each agency sets, which no GREC document states, so it is outside the total.

The first year
A new salesperson is not done with school. Within the first year of licensure GREC requires a twenty-five-hour post-license course, on top of the 75 prelicense hours. At 15 hours a week, the prelicense part alone takes about 5 weeks.
Four-year renewals
The commission's renewal guide sets the standard fee at $125 for each 4-year period, discounted when the renewal is done online, and requires 36 instructional hours of continuing education. Over twelve years that is 3 renewals and $720 in total fees at the standard rate.
Already licensed in another state
The PSI bulletin says a licensee who earned a license by examination in another state may be able to obtain a Georgia license by reciprocity without testing. Florida residents follow a separate route. Check the bulletin before booking an exam you may not need.
