A Virginia real estate salesperson license costs $356.50 in fees at the first exam attempt. The largest part is the $244.50 license application paid to the Virginia Real Estate Board through DPOR, an amount that includes a technology fee. PSI charges $60 per exam sitting and $52 for fingerprinting at its Virginia sites. Only 3 of the 20 states priced here charge more, Washington, California, Connecticut, against a median of $203. The training side is light: a 60-hour Principles of Real Estate course approved by the Board, the shortest requirement among the priced states. Two deadlines follow the exam: the application and fee must reach the Board within one year of the original exam date, and within 90 days of the Board receiving the fingerprint results. New licensees owe thirty hours of post-license education within their first year. The renewal fee and term were not on the official pages read.

Three fees, two of them at PSI

PSI handles both the testing and the fingerprints in Virginia. The salesperson examination is $60 per attempt, and fingerprinting at a PSI Virginia site is $52, which the bulletin splits into a $27 state processing fee and a $25 PSI processing fee.

The third fee is the application to the Board, $244.50, as printed on the current salesperson application form, version effective July 1, 2026. The label on that form includes a technology fee, so the figure is not a round number. It is the reason Virginia ranks near the top of the cost table.

The order of steps and its clocks

  1. Complete the 60 class hours of the Board-approved Principles of Real Estate course.
  2. Pass the PSI exam. Agents licensed in another state take only the Virginia state portion.
  3. Have fingerprints taken; the Board receives the results.
  4. File the application with the fee, within one year of your original exam date and within 90 days of the Board's receipt of the fingerprint results.

Because the 90-day clock starts when the Board receives the fingerprint results, prints taken long before the rest of the file is ready can leave too little time to send the application. The one-year clock, by contrast, runs from what the Board calls the original exam date, so a candidate who needed several sittings has less time left than one who passed at once.

The first year and beyond

A new salesperson completes thirty hours of post-license education within the first year, and this replaces continuing education for the first renewal. Later renewals require 16 hours of continuing education under the Board's rule, most of them in mandatory subjects. The renewal fee and the length of the license term were not on the pages read: the former fee section of the Board's regulations has been repealed and the DPOR fee page was not consulted, so the calculator shows no renewal cost for Virginia. The renewal comparison lists the states where both are known, and North Carolina shows a yearly cycle for contrast.

Questions applicants ask

Why does the Virginia real estate application cost an odd amount?

Because the $244.50 on the DPOR salesperson application form includes a technology fee on top of the Board's application charge. With the $60 PSI exam and $52 for fingerprints, a first Virginia license costs $356.50 in fees, among the highest totals of the states priced on this site.

How long do I have after the Virginia real estate exam to apply?

One year from the original exam date, and no more than 90 days after the Board receives your fingerprint results. Both limits apply, so the shorter one usually decides. Have fingerprints taken at a PSI Virginia site once the rest of your application, including the $244.50 fee, is ready to send.

Do out-of-state agents take the full Virginia real estate exam?

No. The PSI bulletin for Virginia says that licensees of other states take only the state portion of the salesperson exam. They still pay the exam fee, fingerprint fee and application fee, and the Board's other conditions for licensure apply. The national portion is the part they skip.
